Terms & Conditions - applicants

Potential tenants will be screened before viewings and required to provide the following as part of the application process:

  • Full name, address and contact information

  • Occupation

  • Letter of employment with monthly income

  • Credit score report

All properties are non-smoking and pet-free as per building bylaws. Tenants are required to abide by building bylaws at each location. 

Guest Policies

  • Quiet time after 10:00 p.m.​

  • Garbage and recycling to be removed at least weekly

  • Guests are responsible for any damage to property, including furnishings, appliances and common areas

  • Turn off A/C and appliances when not at home

  • To prevent A/C rooftop unit from freezing, set temp to 23 and turn on laundry room fan to run more efficiently

  • Scrape or rinse food from dishes before running dishwasher; tenants are responsible for de-clogging service if required

  • Garburator can only be used with running water; do not put starchy items or coffee grinds as it will clog pipes

  • Permission required to hang items on walls; no plugs or screws

  • Cleaning fee upon departure applies to furnished rentals

  • Units that are left unusually dirty will incur additional cleaning fees
